127 Charing Cross Road demonstrates this approach. Acquired in March 2016 as part of the Aegon UK Fund acquisition, the building’s prime location next to the Tottenham Court Road Elizabeth line station presented an opportunity to increase massing by over 40% through planning gain.
Proactive tenant negotiations created a clear pathway to vacant possession, enabling a competitive marketing process. The asset was successfully sold in 2021, achieving a 39.1% uplift in value. Crucially, this was achieved without taking on development risk.
