Southwark extension
Creating a core London hotel
Redeveloping and repositioning assets in core locations.
In May 2014, a £4.5m seven-storey extension was completed, adding 48 bedrooms and new food and beverage facilities. Careful planning minimised disruption to ongoing operations, supported by detailed insight into occupancy, room rates and operational performance.
Sustainability was central to the project, achieving BREEAM accreditation through measures including solar panels, greywater systems, heat recovery units, accessible rooms and an energy-efficient building management system.
This phased, highly accretive expansion has strengthened market share, increased revenue and enhanced long-term asset value.

Regeneration drives expansion
Growth opportunity
Brightbay identified a strong growth opportunity within the rapidly transforming Canning Town district of Newham, London and secured planning permission in 2026 to expand the Holiday Inn Express. The project leverages extensive local insight, aligning with major residential led regeneration and enhanced transport connectivity across the area.
The development will double the hotel’s capacity, adding more than 137 rooms alongside upgraded guest amenities and a newly landscaped garden for residents. This strategic expansion positions the asset to meet rising demand and benefit from the areas ongoing growth.
