Environment
We recognise the critical role that real estate plays in global carbon emissions and our responsibility to ensure how we invest and manage is sustainable.
We believe delivering on our ESG strategy is vital, not only in terms of our responsibility to future generations, but also to the success of our investment strategy.
Our approach
Our approach to environmental sustainability focuses on practical change that delivers a real change in energy performance.
Our environmental initiatives target climate-related risk mitigation while enhancing asset valuation, improving market competitiveness and lowering operating costs. By engaging and supporting tenants to reduce energy use and adopt sustainable practices, we extend our positive impact across the portfolio.
Some of our key initiatives include:
- Energy efficiency upgrades, including LED lighting, voltage optimisers, PIR sensors and smart metres
- Renewable energy integration, including solar panels and heat pumps
- Water efficiency measures, including greywater systems
- EV infrastructure, including electric vehicle charging points
ESG in action
Cribbs Causeway: Raising environmental standards
Lease events typically provide an opportunity to engage with occupiers and enhance the ESG credentials of our assets. This was demonstrated at Unit 2, Cribbs Causeway, where PV panels and EV chargers were installed, raising the asset’s EPC rating to ‘A’ and strengthening its environmental performance and long-term appeal.
Operational assets: Optimising energy use
We have focused on decarbonising our hotel portfolio, installing technologies such as voltage optimisation and human activity sensors to intelligently manage HVAC, lighting and appliances. This is helping reduce electricity usage by up to 10% and improving overall energy efficiency across properties.
Bicester: Delivering sustainable logistics
Our commitment to delivering environmentally efficient, future-ready logistics developments was rewarded when our Bicester, Link 9 site achieved both an EPC rating of ‘A’ and BREEAM ‘Very Good’ certification, setting the benchmark for sustainable, high-performance industrial assets.
